A Step-By-Step Roadmap To Success

Get Ready For You 3D Tour

We want to make this experience as easy as possible for you. We work on a time-frame schedule and appreciate a staged, photoshoot ready property. The property must remain empty throughout a 3D Virtual Tour scanning or Photography session, including employees, contractors, cleaning crews, etc. – unless previously discussed and approved with Oval Room Group.  To avoid rescheduling, we encourage the use of the following checklist.

General Areas

  • Vacuum carpet, mop hardwood floors, clean counter tops, and wash windows

  • Turn on all interior and exterior lighting, such as overhead lights, lamps, cabinet lighting, stove-top lighting, bedside lamps, ceiling fan lights, and any other secondary light sources

  • Replace any burnt out light bulbs

  • Turn off all ceiling fans

  • Turn off all TVs and computers

  • Place all shoes and jackets inside closets

  • Open all blinds to let natural light in

Living Room

  • Remove stacks of magazines, papers, and mail

  • Arrange and fluff furniture pillows

  • Remove toys and pet items

  • Declutter fireplace mantel

  • Clean the fireplace if necessary

Dining Room

  • Clear, dust, and polish the table top and use decorative place settings if available

  • Straighten all chairs and space evenly

  • Remove any child seats or booster chairs

Exterior

  • Close garage doors

  • Clear driveway and front of the property of any vehicles

  • Clean up landscaping, trim bushes, clear leaves, and mow the lawn

  • Remove cobwebs from eaves and door frames

  • Sweep paths and porches

  • Hide visible water hoses

  • Remove toys and pet items

  • Clear pool of any debris, hide pool cleaning supplies and remove pool covers

  • Hide trash cans

  • Tidy up outdoor furniture

Kitchen

  • Clear countertops completely of knife blocks, baking supplies, mail, etc.

  • Leave out one or two small appliances

  • Hide garbage cans

  • Clear sink of any sponges or dishes

  • The refrigerator should be free of magnets, papers, photos, etc.

Bathrooms

  • Clear counter tops completely of any soap, toothbrushes, medications, deodorant, etc.

  • Put toilet seats down

  • Clean mirrors, glass and all surfaces

  • Clear showers and tubs of any personal items such as shampoo, soap, loofahs, or razors

  • Switch out dirty towels for clean unused ones

  • Remove floor mats and trash cans

Bedrooms

  • Make all beds, include decorative pillows and shams if available

  • Press bed linens and bed skirts

  • Tidy master closet, it may be photographed

  • Clear nightstands of all personal items

  • Hide phone and tablet cables

  • Remove all clutter from the top of dressers

  • Clear under the bed

  • Remove diaper genies in baby rooms

  • Remove wall stickers and posters

  • Put all laundry in hampers and close lids

We Do Not

  • Move or re-arrange furniture

  • Make beds, clean, dust or declutter

  • Pick up toys or yard items

  • Touch personal bathroom items such as shampoo, toothbrushes, deodorant or towels

  • “Photoshop” walls, damaged walls, power lines, wall pictures, cords, etc.
